In the Name of God Amen I Thomas Rawlins of Greenend in the Parish of Hanslopp in the County of Bucks Yeoman being weak and infirm in Body but of sound and perfect mind and memory (praise be God for the same) yet considering my own mortality and that nothing is more certain than Death and the time thereof uncertain do therefore make and ordain this my last Will and Testament in manner and form following (That is to say) ffirst and principally I recommend my Soul into the hands of Almighty God my Heavenly ffather by whom of his meer  and only grace I trust to be saved and received to Eternall rest through the meritorious passion resurrection and asscention of my ever blessed Saviour and Redeemer Jesus Christ And my Body I committ to the Earth to be decently interred by my Executors hereafter named   And as for my worldly Estate which with it hath pleased Almighty God to bestow upon me I dispose thereof as followeth  Item I give and devise unto my Kinsman Richard Bathhouse of Beachampton in the said County of Bucks Grasier and unto my trusty and welbeloved ffriend Christopher Wrenn of Hanslopp aforesaid Yeoman and to their Heirs and Assigns for ever all that Moiety or half part the same in two equall parts to be divided of all and singular the Lands Tenements and hereditaments hereinafter mentioned (That is to say) the Town and Lands of Cloonsillagh als Coolenesollagh containing One hundred Seventy nine Acres three Roods and Eight and twenty perches profitable Land plantation Measure Big Ballelough containing Two hundred and ninety two Acres profitable Land plantation Measure all which said Lands and premises are lying and being in the Barrony of Kells and County of Meath in the Kingdom of Ireland formerly the propriety of Lawrence Dowdall Esq and now are or late were in the severall occupations of John Wade Esq and John Allen their sons or one of their Assignee or Assignees Tenant or Undertenants and also all that the Moiety or half part the same in two equall parts to be divided of all that the East part of the Town and Lands of Druliery als   Drumliery containing Six hundred Eighty Seven Acres three Roods and ffour perches profitable Land plantation Measure formerly the propriety of Patrick Lord Baron of Dunsany and Edward Plunkett Esq situate lying  and being in the Barony of Denifoure and County of Meath aforesaid part of which said Lands of Drumiliery are called or there known by the name of Cloughorne and now are or late were in the occupation of Patrick Murphy and John ffearons their Assignee or Assignees and the other part of the said Lands of Drumliere are commonly called or there known by the name of Richard and now are or late were in the occupation of John ffarrelley his Assignee or Assignees Tenant or Undertenants together with the Moiety or half part of all and singular their and every of their rights members Loyalties liberties priviledges profits comodities advantages emoluments hereditaments and appurts whatsoever unto the said Town and Lands Tenements and hereditaments or any part thereof belonging or in any wise appertaining or accepted reputed taken or known as part parcell or Member of the same And one Moiety or half part of all other the Messuages Lands Tenements and hereditaments whatsoever of me the said Thomas Rawlins in the said Kingdom of Ireland and all other the Lands Tenements and hereditaments whatsoever of me the said Thomas Rawlins situate lying and being within the Kingdom of Ireland aforesaid upon speciall Trust and confidence in them reposed and to the intent and purpose that the said Richard Bathhouse and Christopher Wrenn and the survivor of them and the Heirs of such survivor shall with all convenient speed compleat and make good the agreement I have already made with Charles May of the City of Dublin Gent for the sale of all the said Moiety or half part of the before mentioned Messuages Cottages Lands Tenements and premisses and also of all other my Lands Tenements and hereditaments whatsoever lying and being within the Kingdom of Ireland And in case it shall happen that the said agreement cannot be completed then upon this speciall Trust and confidence in them reposed and to the intent and purpose that they the said Richard Bathhouse and Christopher Wrenn and the survivor of them and the Heirs of such survivor shall and may with all convenient speed as their discretion shall guide them make sale of all my said Moiety of the before mentioned Messuages Cottages Lands Tenements and hereditaments an also of all other my said Lands Tenements and hereditaments lying and being within the said Kingdom of Ireland and the moneys arising upon such sale after all such charges and expenses as they my said Trustees or the survivor of them shall any waies expend sustain or be put unto in the execution of the Trust hereby in them reposed being first thereout paid and discharged my Mind and Will is shall be laid out paid and disposed of by my said Trustees or the survivor of them or the Heirs of such survivor in manner following (That is to say) the summe of ffive hundred pounds part of the moneys arising by such sale shall with as much convenient speed as may be, be laid out in the purchasing of an Estate in Lands and Tenements and settled upon my Son John Rawlins and his Heirs And in case it shall happen that my said Son John Rawlins shall depart this Life before he attains his Age of One and Twenty years then and in such case the said Estate so to be purchased shall be charged and stand chargeable with the payment of the summe of One hundred and ffifty pounds apiece to my two Daughters Elianor and Anne Rawlins at their respective Ages of One and Twenty years And as to the remaining Moneys arising by the sale of my said Estate in Ireland after my Niece Elizabeth Rawlins shall be secured thereout the summe of Three hundred pounds which my Moiety thereof stands charged with the payment my Mind and Will is shall be by my said Trustees or the survivor of them or the Heirs of such survivor imployed and paid for the discharging an paying as well all such Debts as shall be by me  or John Rawlins my late ffather or John Rawlins my late Brother justly due or owing unto any person or persons whatsoever at the time of my Decease as also for the payment of the severall Legacys herein by me bequeathed unto the severall persons  hereinafter named Item I give and devise unto my Daughters Elianor and Anne Two hundred pounds apiece to be paid unto them at their severall and respective Ages of One and Twenty years by my Trustees and Executors hereinafter named out of the Money in arising by the sale of my said Estate Ireland and my personall Estate and do give and devise unto each of them ffive pounds per And to be paid to them by my said Trustees and Executors for their Maintenance untill they severally attain the Age of One and Twenty years provided nevertheless and in case it shall happen that either or any of my said three younger Children John Elianor and Anne Rawlins shall dye before they shall severally attain to the Age of One and Twenty years then and in such case the Estate to  be purchased or portion before devised to such Child or Children so dying shall go to the survivor or survivors of them their Heirs Executors and Administrators share and share alike Item I give unto my Brother Thomas Gautherne fforty shillings per Ann to be paid to him by my said Trustees and Executors during his Life Item I give and devise unto  his Sons Stephen Gautherne and John Gautherne and to his Daughters Elianor Turvey and Mary Gauthern Twenty shillings apiece and also to his Son Thomas and Elizabeth Gautherne fforty shillings apiece Item I give and devise unto my Nephew William Cook three Guineas And unto my Cousin Ann Cooke oneGuinea all which Legacys are to be paid within twelve Months after my Decease Item I give and devise to the poor of Hanslopp ffive pounds ffifty shillings thereof to be paid within affortnight  after my Decease and the other ffifty shillings to be paid the Christmas following I also give to my poor Neighbours of Greenend and Malt mill Lane fforty shillings Twenty shillings thereof to be paid the next Christmas  after my Decease and the remaining Twenty shillings to be paid the Christmas then following and the said fforty shillings is to be distributed to such poor Neighbours as my two Daughters shall direct Item I give and devise unto the said Richard Bathhouse and Christopher Wrenn ffive pounds apiece Item I do give and devise unto the said Richard Bathhouse and Christopher Wrenn and the survivor of them and the Heirs of such survivors all my Messuages ffarms Lands and Tenements in Hanslopp untill my Son Richard Rawlins shall attain his Age of One and Twenty years In Trust that they shall receive and take the Rents issues and profits thereof as also the Rents issues and profits of the said Estate to be purchased and settled on my said Son John and his Heirs and apply the same for the payment of  my Debts and Legacys and for the Education of my Children and do order that my said Trustees shall allow ffifteen pounds per And for the maintenance and education of my said Son Richard and Ten pounds per And for my said Son John untill they shall attain to their severall Ages of One and Twenty years And in case it shall happen that the remaining money arising by the sale of my Irish Estate my personall Estate and the Rents issues and profits of my Estate at Hanslopp and of the Estate to be purchased and settled on my said Son John shall not at such time as my said Son Richard shall attain his Age of  One and Twenty years have raised money sufficient to pay all my Debts and Legacys then I do give and devise unto the said Richard Bathhouse and Christopher Wrenn and their Heirs and the Heirs of the survivor of them all that my Messuage and Lands in Hanslopp aforesaid called Cliftons ffarm and late in the tenure of William Clifton In Trust that they or the survivor of them and the Heirs of such survivor shall and may by  Mortgage thereof or of any part thereof raise and pay such a summe or summes of money as shall be then wanting to pay and discharge all my Debts and Legacys Item I give and devise unto my Son Richard and his Heirs all my Messuages ffarms and Lands in Hanslopp aforesaid to have and to hold to him and his Heirs at such time as he shall attain his Age of One and Twenty years and my Will and meaning is that my said Trustees shall be accountable to my said Sons for what Rents and profits they shall receive out of an from their several and respective Estates after my Debts and Legacys shall be paid and their charges defrayed in the Execution of the Trust hereby in them reposed And I do hereby constitute and appoint the said Richard Bathhouse and Christopher Wrenn Executors of this my last Will and Testament and Guardians unto and for my said Children And I do desire my said Executors to put out at Interest such Moneys as they shall from time to time have in their hands of my said Children and the Interest thereof to go towards their maintenance or dischargeing their Legacys and further my mind and will is that in case any of the money so put out at Interest pursuant to the directions of this my Will shall be lost or rendered hazardous that then and in such case my said Executors or either of them shall not be any waies charged further than for what moneys they or either of them shall actually receive thereof And I do hereby revoke all former Wills Testaments by me any waies heretofore made or  declared In Witness whereof I have hereunto set my hand and Seal this ffour and Twentieth Day of October in the Tenth year of the Reigne of our Sovereigne Lady Anne Whereas I Thomas Rawlins of Greenend in the Parish of Hanslopp in the County of Bucks Yeoman made my last Will and Testament in writing bearing Date the ffour and Twentieth Day of October last past that now for as much as I have changed my Mind touching certain things in the said last Will contained and for and concerning all other things in the said last Will mentioned (other than such as I shall not hereby otherwise dispose of) I do by this present Codicil confirm and ratify the said last Will And first Whereas in my said Will I have given unto my Kinsman Richard Bathhouse and to my trusty and welbeloved ffriend Christopher Wrenn and their Heirs and the Heirs of  survivor of them All that my Messuage and Lands in Hanslopp aforesaid called Cliftons ffarm and late in the tenure of William Clifton In Trust that they or the survivor of them or the Heirs of such survivor shall and may by Mortgage thereof or of any part thereof raise and pay such summe or summes of Money as shall be then wanting to pay and discharge all my Debts and Legacys And whereas since the making the said Will it appears that I have only a Mortgage thereof and the said Estate is only a Chattle and to the intent of all my Debts and Legacys in case my personall Estate and the Rents and profitts of my reall Estate and all other things therein by me given and devised for the payment thereof will not be sufficient to pay and discharge the same then and in such case I do give and devise unto the said Richard Bathhouse and Christopher Wrenn  and the survivor of them and Heirs Executors or Administrators of such survivor all my said Messuage and Lands in Hanslopp aforesaid called Cliftons ffarm In Trust that they and the survivor of them and [the] sic Heirs Executors or Administrators of such survivor shall and may sell and dispose thereof as their discretion shall guide them for the payment of such Debts and Legacys as shall then remain unpaid and the overplus after my Debts Legacys and ffuneral Expenses shall be paid I give and devise unto my Son Richard Rawlins his Heirs Executors Administrators and Assigns And whereas there is a provisoe in my said Will to the effect following (That is to say) That in case it shall happen that any or either of my said three younger Children John Elianor and Anne Rawlins shall dye before they shall severally attain to the Age of One and Twenty years then and in such case the Estate to be purchased or portion before devise to such Child or Children so dyeing shall go to the survivor or survivors of them their Heirs Executors and Administrators share and share alike Now my Will and meaning is that in case my said Son shall happen to Dye before he shall attain to his Age of One and Twenty years that then the said Estate to be purchased with the ffive hundred pounds arising out of the sale of the said Irish Estate shall descend and go to my Son Richard and his Heirs charged and chargeable with the payment of One hundred and ffifty pounds apiece to my said Daughters as is mentioned in my said Will And in case my said Daughters or  either of them shall happen to dye before they severally attain their Ages of One and Twenty years then and in such case the portion of her or them dying shall go to the survivor or survivors of my said Son John and my two Daughters in equall proportions  Item I give and devise unto my two Daughters Elianor and Anne Rawlins all the Linen in my House and all the Bedding and Bedsteads and all the Brass except the ffurnace And I give and devise unto them the two Rings and Silver Corrals and the Chest of Drawers and the two spinning Wheels and twelve black Chairs an all the Pewter the Skreen and all the four least Tables Item I give and devise unto Thomas Gauderne junior two Turkey worked Chairs and unto Thomas Gauderne senior two of my best Shirts and a pair of Sheets and one Cowes going twenty Weekes in my Grounds the next summer after my Decease In Witness whereof I have to this present Codicill sett my hand and Seal this Twelfth Day of November in the tenth year of the Reign of our Soveraign Lady Anne by the Grace of God of Great Britain ffrance and Ireland Queen Defender of the ffaith Annog   1711 Tho.
