This is the last Will and Testament of me Thomas Hindes of Hanslope in the County of Buckingham Draper Grocer and Lace Dealer I give devise and bequeath unto my wife Hannah Hindes my Son Thomas Hindes of Prittlewell Essex Draper and my brother Joseph Hindes of Rollesby Norfolk Baptist Minister and their heirs all and every the messuages lands tenements hereditaments and real estate wheresoever situated of or to which I or any person [sic] or persons In trust form now am is or are or hereafter may be seized or entitled for an estate of freehold and inheritance or of freehold only and wether in possession reversion remainder or expectancy or over of which I have or may have a disposing power with their rights members and appurtenances To hold the same unto the said Hannah Hindes Thomas Hindes and Joseph Hindes and their heirs upon the trusts and to and for the intents and purposes hereinafter expressed and declared of and concerning the same that is to say Upon trust that they my said Trustees or the Survivors or Survivor of them or his heirs do and shall absolutely sell and dispose of all my said estates and premises either altogether or in parcels and by public auction or private contract and to any person or persons willing to become the purchaser or purchasers thereof for such price or prices sum or sums of money as to my said trustees or trustee for the time being shall seem reasonable and the money to arise from such sales I do hereby trust[?] shall be disposed of in manner hereinafter mentioned I bequeath to my said wife for her absolute use and benefit the Legacy or sum of five hundred pounds sterling to be paid to her as soon as can be after my decease  And I also bequeath to her the old bedstead bedding and furniture which I usually sleep upon and use and also my Mahogany Bureau and all such of the household furniture as originally belonged to my said wife at the time of our marriage or which belonged to her late sister Elizabeth Warren I give and bequeath all and every other my Goods Chattels money securities for money book debts Personal Estate and Effects of what nature or kindsoever unto the said Hannah Hindes Thomas Hindes and Joseph Hindes their executors and administrators upon trust to convert into money such parts thereof  as shall not consist of ready money or securities for money and to call in and compel payment if they my said trustees or trustee shall think fit of such parts as shall consist of securities for money And I do hereby declare and direct that they my said Trustees and the survivors and survivor of them and the executors and administrators of such survivor do and shall stand and be possessed of all and singular the money to arise or be produced from or by the sale or sales hereinbefore by me directed to be made of my said real estate and to arise or be produced from or by my said Personal Estate and Effects upon trust that they the said Hannah Hindes Thomas Hindes and Joseph Hindes and the survivors and survivor of them and the executors and administrators of such survivor do and shall by with and out of the same in the first place pay satisfy and discharge all my just debts funeral and testamentary expenses and the said Legacy hereinbefore bequeathed to my said Wife and do and shall lay out and invest all the residue and surplus which shall remain of the said monies after answering the trusts purposes aforesaid in their or his names or name in or upon some or one of the parliamentary stocks or public funds of Great Britain or at Interest on Government or real securities in England and do and shall from time to time alter vary and transpose the said trust monies stocks funds and securities for into or upon other stocks funds and securities of a like nature and do and shall stand and be possessed of and interested in the said trust monies stocks funds and securities and the interest dividends and annual produce thereof and of the rents issues and profits of my said real estate until such sale as aforesaid upon and for the trusts intents and purposes hereinafter expressed and declared of and concerning the same that is to say upon trust that they the said Hannah Hindes Thomas Hindes and Joseph Hindes  or the survivors or survivor of them or the executors or administrators of such survivor do and shall pay to my said Wife or her assigns or otherwise permit and suffer her or them to receive thereout one annuity or yearly sum of Twenty five pounds sterling clear of all taxes and deductions whatsoever (except for income tax by equal half yearly payments during the term of her natural life and as to the residue of such dividends interest and annual produce during the life of my said Wife and the said trust moneys stocks funds securities and premises after her decease upon trust that they my said trustees or trustee for the time being do and shall pay divide[?] and apply the same unto and amongst my four Children namely the said Thomas Hindes and Josiah Hindes now of the City of Dublin Louisa Garrat the widow of Richard Garrat of Hanslope aforesaid and Mary the wife of Charles Longstaff of Reading in equal shares and proportions for their respective use and benefit and in case of any one or more of my said Children shall happen to depart this life before his her or their share or respective shares shall have become payable then the part share or proportion of him her of them so dying shall be paid to his her or their Child or Children who being a son or sons shall attain the age of twenty one years or being a daughter or daughters shall attain that age and to be divided between and amongst them in equal shares and proportions if more than one and if there shall be but one such child then the whole to be in trust for one such child and all such issue of such deceased child shall die without attaining a vested interest in the said shares then the share of such of my said Children so dying as aforesaid shall go and be divided  between and amongst the survivors or survivor of my said Children and the issue of such of them as shall be dead leaving issue in the same parts shares and proportions and to be paid at the same time and in the same manner as their his or her original shares provided always and I do hereby expressly declare and direct that it shall be lawful for my said Trustees or Trustee for the time being if they he or she shall think it most expedient for the benefit of my Estate to postpone the sale of my said real estate during the lifetime of my said Wife and afterwards with the consent of one half of the parties presumptively entitled thereto and I do declare that the rent and annual profits of the premises thereinbefore directed to be sold or of such part thereof as shall from time to time remain unsold shall be applied by my said Trustees or Trustee for the time being to the same purpose and in the same manner to and in which the Dividends interest and the annual proceeds of the monies to arise from such sale or sales are hereinbefore directed to be applied  And I do further declare that if either of my said Trustees hereby appointed shall be desirous of purchasing my said real estate or any part or parts thereof then I direct my said Trustees to have such part or parts thereof valued by two competent persons one to be chosen by such intended purchaser and the other by my other said Trustees or Trustee and it shall be lawful for my said Trustees to convey such part or parts so agreed or intended to be purchased as aforesaid unto such intended purchaser or as he or she shall direct at or for the price or sum ascertained to be the fair value thereof by such valuation as aforesaid provided that such Trustees so purchasing do at the time of execution of such conveyance pay to the other Trustees or Trustee the full amount of such ascertained purchase money in sterling money but not otherwise provided always and I do hereby further declare and direct that if the said Trustees by this my present will nominated and appointed or any future Trustees or Trustee to be appointed in the stead or place of them or any or either of them as hereinafter is mentioned shall happen to die or be desirous of being discharged of and from or refuse or decline or become incapable to act in the trusts hereby in them respectively reposed as aforesaid before the said trusts shall be fully executed performed or discharged then and in such case and when and so often as the same shall happen it shall be lawful for the said Hannah Hindes Thomas Hindes and Joseph Hindes or the survivors or survivor of them after the decease of such survivor to and for the surviving or continuing Trustees or Trustee for the time being or the executors or administrators of the last surviving Trustee for the time being by any Deed or Deeds Instrument  or Instrument in  writing legally executed from time to time to nominate substitute and appoint any other person or persons to be Trustee or Trustees in the stead or place of the Trustee or Trustees so dying or desiring to be discharged or refusing declining or becoming incapable to act as aforesaid and that when and so often as any new Trustees or Trustee shall be nominated and appointed as aforesaid all the trust estates monies and premises which shall be vested in the trustees or trustee so dying or desiring to be discharged or refusing or declining or becoming incapable to act as aforesaid either solely or jointly with the other Trustee or Trustees shall be thereupon with all convenient speed conveyed assigned and transferred in such manner and so that the same shall be legally and effectually vested in the surviving or continuing Trustee or Trustees of the same trust Estate monies and premises respectively and in such new or other Trustee or Trustees jointly or if there shall be no such surviving or continuing Trustee or Trustees then in such new Trustees only upon and for the same trusts and purposes as all hereinbefore declared of and concerning the same trusts estate monies and premises respectively or such of them as may be then subsisting and capable of taking effect and that every such new Trustee or Trustees shall and may in all things act and assist in the management carrying on and execution of the Trusts of this my Will as fully and effectually and with all the same powers and authorities of calling in and laying out and investing giving and signing receipts and effectual acquittances and discharges to purchasers or others and all other powers discretions and authorities whatsoever as if he or they had been originally hereby nominated a Trustee or Trustees for such purposes or any of them provided always and I do hereby declare that the several trustees hereby appointed or to be appointed by virtue of the proviso last hereinbefore contained and every of them and the heirs executors and administrators of them and every of them shall be charged and chargeable only for such monies as they respectively shall actually receive by virtue of the trusts hereby in them reposed and any one or more of them shall not be answerable or accountable for the other or others of them or for the acts neglect or defaults of the other or others of them except the same shall happen by or through his or their own wilful default and also that it shall be lawful for the them said Trustees to reimburse themselves respectively and also to allow to his and their cotrustees and cotrustee  all costs charges and expenses which they respectively shall be at or be put unto in or about the execution of the aforesaid trusts or in relation thereunto and I do hereby also declare that the receipt or receipts in writing of the said Hannah Hindes  Thomas Hindes and Joseph Hindes or the survivors or survivor of  them or the executors or administrators of such survivor or other the Trustee or Trustees for the time being acting in the execution of the trusts of this my Will for any purchase or other monies payable to them or him respectively shall effectually discharge the person or persons to whom such receipt or receipts shall be given his her or their heirs executors administrators and assigns from all liability on account of the misapplication or non application nor shall any such purchaser or purchasers or other person or persons be bound to see to the application of the monies in such receipt or receipts respectively mentioned and acknowledged to be received or to enquire into the propriety expediency or necessity of any such sale or sales as aforesaid  And I do hereby nominate and appoint the said Hannah Hindes Thomas Hindes and Joseph Hindes Executors of this my Will in Witness whereof I the said Thomas Hindes the Testator have unto set my hand and Seal this twentieth fourth day of ffebruary in the year of our Lord one thousand eight anf forty four  Thomas Hindes (ls) Signed and sealed by the said Thomas Hindes the Testator and by him declared to be his last Will an Testament in the joint presence of us who in his presence and in the presence of each other have hereunto subscribed our names as Witnesses thereto after the erasure of twelve unnecessary words copied by mistake in the twenty third line on the third page  Stephen Webb  Richard Branson and Elizabeth Branson

Codicil  This Codicil is added to my Will  I  give and bequeath to my said Wife Hannah Hindes such furniture as she may think proper  Signed by me this 27 day of ffebruary 1844 the Witness to the signing Stephen Webb  Richard Branson Elizabeth Branson

Appeared Personally Richard Branson of Hanslope in the County of Buckingham Builder and referring to the Codicil to the last Will and Testament of Thomas Hindes late of Hanslope in the County of Buckingham Draper Grocer and Lace Dealer deceased the said Codicil bearing date the twenty seventh day of ffebruary one thousand eight hundred and forty four now hereunto annexed made oath that the said deceased duly executed the said Codicil on the twenty seventh day of ffebruary aforesaid by signing his name at the foot or end thereof in the presence of this Deponent and of Stephen  Webb and Elizabeth Branson the other subscribed Witnesses thereto who were also present at the same time and that he this Deponent and the said Stephen Webb and Elizabeth Branson thereupon attested and subscribed the said Codicil in the presence of the said deceased   Richard Branson on this tenth day of July 1845 the said Richard Branson was duly sworn to the truth of this Affidavit before me John Gauderny
