In the Name of God Amen I Thomas Hales of Ironmonger Lane London Blacksmith being weak in body but of sound and Disposing Mind and Memory (Praised be God for the same) Do the day and year underwritten make Publish and Declare this my Last Will and Testament In manner and form Following (that is to say) In the first Place I order and Direct that all my just Debts and Funeral Expenses may be fully Paid and Satisfyed   Also I give and Devise unto my Grandaughter Lydia Barber All those my Lands Tenements and Heraditaments with their Appurtenances which I lately Purchased under a Decree of the High Court of Chancery Situate Lying and Being in the Parish of Hanslope in the County of Bucks To hold unto my said Grandaughter Lydia Barber for and During the Term of her Natural Life and from and after the Determination of that Estate I Give and Devise All those my said Lands Tenements and Hereditaments with the Appurtenances unto Jonathan Ely of the Parish of Saint Michael Crooked Lane Citizen and Blacksmith of London and Robert Willis of the Parish of Saint Gregory London Citizen and Pattin maker and their heirs during the Life of my said Grandaughter Lydia Barber In Trust to support and Preserve the Contingent Remainders and Estates herein after Limited from being defeated or destroyed and from and after the decease of my said Grandaughter Lydia Barber Then I give and Devise the same to the first son of the Body of my said Grandaughter Lydia Barber lawfully to be begotten and the heirs of the Body of such first Son Lawfully Issuing and for default of such Issue To the second Third Fourth and every other Son and Sons of the Body of my said Grandaughter Lydia Barber Lawfully to be begotten severally successively and in Remainder one  after Another as they and every of them shall be in Seniority of Age and Priority of Birth and to the Several and Respective heirs of the Body and Bodys of all and Every such Son and Sons Lawfully Issuing the Elder of such Sons and the heirs of his Body being allways Preferred and to take before the Younger of such sons and the heirs of his and their Body and Bodys Issuing And for default of such Issue then I give and devise the same to all and every the Daughter and Daughters of the Body of my said Grandaughter Lydia Barber lawfully to be Begotten to be Equally divided between them (if more than one) share and share alike to take as Tenants in Common and not as Joint Tenants and to the several and Respective heirs of the Bodys of such Daughters Lawfully Issuing and in case one or more of such Daughters shall happen to Dye without Issue then I Give and Devise  the share or shares of her or them so Dying unto the Survivors or Survivor or other or others of such Daughters to be equally Divided between them Share and Share alike to take as Tenants in Common and not as Joint Tenants and to the several and Respective heirs of the Body and Bodys of such surviving or other Daughter and Daughters lawfully Issuing and in case all such Daughters but one shall happen to Dye without Issue or if there shall be but one such Daughter then I give and Devise the same to such only Daughter and the heirs of the Body of such Only Daughter Lawfully Issuing   and for default of such Issue then I give and Devise the same unto my Niece Elizabeth Webb Daughter of Edward Webb and Rebeccah his wife of Daventry in the County of Northampton Pipe maker and my Nephews and Nieces Joseph Russell Thomas Hales Russell and Elizabeth Russell Sons and Daughter of Joseph Russell and Elizabeth his wife of the Parish of Badby in the said County of Northampton Shopkeepers and to their heirs and Assigns forever To the only Proper use and behoof of my said Nephews and Nieces the said Elizabeth Webb Joseph Russell Thomas Hales Russell and Elizabeth Russell their heirs and Assigns forever  And my will and mind is and I do hereby Direct and Appoint my Good Friend Mrs Elizabeth Brian of Chancery Lane London to have the Care and Management of my said Grandaughter Lydia Barber during her Minority and that the said Elizabeth Brian may have Receive and Take the Yearly Rents Issues and Profits of my said above mentioned Freehold Premises for and During the Minority of my said Grandaughter Lydia Barber to and for the Proper use and Benefit of my said Grandaughter and from time to time to lay out and apply the said Rents and Profits or so much thereof as In her Direction shall seem meet and necessary in and towards the Maintenance Education and bringing up of my said Grandaughter during her Minority as aforesaid Also I give  and Bequeath unto the said Mrs Elizabeth Brian the Sum Twenty Pounds for her Care and Trouble in the Execution of the trust hereby in her reposed Also I Give and Bequeath unto the said Jonathon Ely and Robert Willis the sum of Twenty Pounds apiece for their Care and Trouble in the Execution of this my Will and the trust thereby in them Reposed And as to All the Rest and Residue of my Estate whatsoever and wheresosever that I shall Die Possessed of Interested in or Entitled unto I Give and Bequeath the same (subject to and Charged and Chargeable with the Payment of all the Charges and Incumberances on the above mentioned Freehold Premises and also with the Payment of my Debts Funeral Expences the aforesaid several Legacys and Probate of this my Will) unto and amongst my Said Nephews and Nieces the said above named Elizabeth Webb Joseph Russell Thomas Hales Russell and Elizabeth Russell to be equally divided between them share and share alike as Tenants in Common and not
Joint Tenants and I do hereby Order and Direct that my said Trustees and Executors may in the first place by and out of the Trust Premises Reimburse themselves all such Costs Charges and Expences as they or any or either of them shall Respectively be put unto or expend in or about the Execution of this my Will or the Trusts hereby in them Reposed and that they and each of them shall be only Chargeable with and Accountable for their own separate Acts and Deeds and not the one for the other of them And Lastly I do hereby Nominate Constitute and Appoint the said Jonathon Ely and Robert Willis Joint Executors of this my Will and I do hereby Revoke and make void all former and other Wills by me at any time heretofore made declaring this only to be my Last Will and Testament In Witness whereof I the said Thomas Hales the Testator have to this my Last Will and Testament Contained in this and the foregoing Sheet of Paper set my hand and Seal to each of the said Sheets this twenty fifth day of June One Thousand Seven hundred and fifty six Thomas Hales (LS) Signed Sealed Published and Declared by the said Testator Thomas Hales as and for his last Will and Testament in the Presence of us who at his Request have Subscribed our Names as Witnesses hereto in the Presence of the said Testator and of each other the words the Determination being first wrote upon a Rasure in the Ninth Line of the first Sheet and the words of that Estate being first interlined between the Eighth and the Ninth lines and the word Surving (sic)between the Twenty Ninth and Thirtieth Lines of the first sheet and the words all the charges and Incumbrances on the above mentioned Freehold Premises and also with the payment being first Interlined between the twentieth and twenty first Line of this sheet Richard Phipp   John Ely   John Jones Clerk to Mr Sheffield of Ironmonger Lane

I Thomas Hales of Ironmonger Lane London blacksmith having duly made and Published my last Will and Testament in Writing bearing date on or about the twenty fifth day of this Instant June do the day and Year under Written make Publish and Declare this Paper Writing as a Codicil to my said Will I do hereby Give and Bequeath unto Leonard Webb Son of my late Nephew Thomas Webb Late of Mincing Lane London Blacksmith deceased the Sum of Fifty Pounds of Lawful Money of Great Britain  to be paid to him at the age of Twenty one Years and not sooner and to be Charged upon and paid out of my Personal Estate that I shall Die Possessed of Interested in or Entitled unto And I do hereby ratify and Confirm my said Will in all Respects hereby declaring this to be part thereof In witness whereof I the said Thomas Hales have to this Codicil to my said Will Contained in this Sheet of Paper set my hand and Seal this thirtieth day of June in the Thirtieth Year of Reign of our Sovereign Lord George the Second by the Grace of God of Great Britain France and Ireland King defender of the faith etc and in the Year of Our Lord One thousand Seven hundred and Fifty six – Thomas Hales (LS) Signed Sealed Published and Declared by the said Thomas Hales as and for a Codicil to his last Will and Testament In the Presence of us who at his Request have Subscribed our Names as Witnesses hereunto in the Presence of the said Thomas Hales and of each other John Ely   John Jones Clerk to Mr Sheffield in Iron Monger Lane
