This is the last Will and Testament of me James Bishop of Hanslope in the County of Buckingham Yeoman I nominate and appoint my Friends Thomas Rogers of Hanslope aforesaid Gentleman and Thomas Higgins of the same place Farmer joint Executors of this my Will   I give and devise All and every the messuages cottages lands tenements and hereditaments and real Estate of or to which I shall die seized possessed or entitled unto my dear Wife Caroline and her assigns during her natural life And from and immediately after her decease unto and to the use of my dear Grandson James Bishop Lowell his heirs and assigns for ever But if my said Grandson shall die under the age of Twenty one years Then I give and devise the aforesaid premises and real Estate unto and to the use of my dear Daughter Mary Lowell Widow her heirs and assigns for ever And in case at the decease of my said Wife my said Grandson James Bishop Lowell shall be under the age of Twenty one years Then I expressly authorize and empower the said Thomas Rogers and Thomas Higgins and the Survivor of them his executors and administrators immediately upon such decease to enter upon and take possession of the said premises and real Estate hereinbefore devised and during the minority of my said Grandson to let and set the same either together or in separate parcels for the best yearly Rents that can be fairly and reasonably obtained for the same respectively and to apply the whole or any part of the rents and profits thereof respectively for and towards the maintenance education and support and advancement in the world of my said Grandson during his minority in such manner as my Trustees or Trustee for the time being shall think proper And I also authorise my said Trustees or Trustee in their or his discretion but without any obligation so to do to pay to my said Daughter Mary Lowell a portion of such rents and profits for the maintenance of my said Grandson during his minority if and so long as he shall reside with her And also to accumulate and invest any surplus rents and profits which may not in any one or more years be expended by my said Trustees or Trustee and to apply the whole or any part of such accumulations for the purposes aforesaid in any future year or years or otherwise to pay over such accumulations to the person or persons ultimately becoming absolutely entitled to my real Estate under this my Will and I give and bequeath All my household Goods and Furniture Plate Linen China and all other household Effects whatsoever unto my said Wife Caroline to be held and enjoyed by her during the term of her natural life And from and immediately after the decease of my said Wife I give and bequeath the same and every part thereof Unto my said Grandson James Bishop Lowell absolutely requesting that during the minority of my said Grandson so long as he shall reside with my said Daughter Mary Lowell and she shall remain unmarried she may be allowed the use thereof And I give and bequeath All and every my Stock in Trade ready money Securities for money goods chattels farming stock both live and dead implements in husbandry and other my personal Estate and Effects whatsoever not hereinbefore bequeathed Unto my said Daughter Mary Lowell absolutely Subject nevertheless to the payment of all my debts and funeral and testamentary expenses and any other expenses which my said Executors may incur or become liable to pay in relation to this my Will And I give and devise all Estates which shall at the time of my decease be vested in me upon trust or by way of mortgage Unto and to the use of the said Thomas Rogers and Thomas Higgins their heirs and assigns for ever Upon and subject to the trusts and equity of redemption affecting the same respectively And I authorize the Trustees or Trustee for the time being of this my Will to retain out of monies which shall come to their hands all costs charges and expenses which may be sustained or incurred by them or him or any Co Trustee in relation to this my Will or the Trusts thereof and declare that each Executor or Trustee shall be accountable only for money which he shall actually receive and shall not be responsible for any loss misfortune or damage which may happen unless it be through his own wilful neglect or default In testimony whereof I have hereunto set my hand and seal this first day of May one thousand eight hundred and forty six James Bishop (LS) Signed sealed published and declared by the said James Bishop the Testator as and for his last Will and Testament in the presence of us present at the  same time who in his presence at his request and in the presence of each other have hereunto subscribed our names as Witnesses John Parrott Stony Stratford William Henry Bell his Clerk

This is a Codicil to the Will of me James Bishop of Hanslope in the County of Buckingham Yeoman dated the first day of May One thousand eight hundred and forty six I give and devise from and after the decease of my said Wife Caroline All those my Cottages or Tenements with their appurtenances situate and being in Hanslope aforesaid at a place called the Halfway Houses now in the several occupations of Henry Clarke and Sarah Woodland unto and to the use of my Daughter Mary Lowell her heirs and assigns for ever And so far as relates to such Cottages or Tenements  but no further revoke the devise in my said Will contained of my real Estate to my Grandson James Bishop Lowell after the decease of my said Wife I also give and devise to my said Daughter Mary during her natural life from and after the decease of my said Wife One annuity or clear yearly sum of Ten pounds to be issuing out of and charged upon all my real Estate whatsoever other than the said Two Cottages or Tenements and Premises hereinbefore devised and to be payable by two half  yearly payments commencing from the day of the decease of my said Wife and to be recoverable in case of the same becoming in arrear by distress upon all or any part of the real Estate charged therewith or by entry upon and perception of the rents and profits of all or any part of such real Estate and save as hereby altered or revoked I ratify and confirm my said Will in all respects In Testimony whereof I have hereunto set my hand and seal this Twenty eighth day of September in the year of our Lord one thousand eight hundred and forty seven James Bishop (LS) Signed Sealed Published and declared by the said James Bishop the Testator as and for a Codicil to his Will in the presence of us present at the same time who in his presence at his request and in the presence of each other have hereunto subscribed our names as Witnesses John Parrott Sol.
