The seller was William Smart of Berkhamstead who had inherited from his father, Thomas Smart who acquired the property through his wife Frances, ne Johnson who inherited from her mother, Valua ne Coldwell of Linslade, sister and heiress of Frances Coldwell. Valua and Frances Coldwell were both christened in Hanslope.
The purchaser was Joseph Elkins of Gayhurst.
The property is described as a "Messuage or Tenement and pightle near Bullington End formerly in occupation of Thomas Claridge, now of Harry West or his under tenants". The deed also transferred a cottage and garden where 2, 3 The Green now stand, and 3 closes and a "plot", totaling 22 acres. These are all the properties shown on the map of 1779 as owned by Thomas Smart.

Property: "Messuage or Tenement and pightle (now divided into two cottages or tenements in the occupation of George Nichols and Joseph Woodland with two several pieces of garden ground, .. By recent survey 1 rood 29 perches .. At or near Bullington End". Other properties included were as in the previous sale, except that 2,3 The Green was specifically excluded.

Property: "messuage or tenement now divided into two cottages formerly in the occupation of George Nichols and James Woodward with garden ground, 0a-0r-30p and pightle situate in Bullington End formerly in occupation of Thomas Claridge afterwards of Harry West", and also other plots mentioned in previous deed and one other plot north of Cook Oak Lane.
